REFINISHING HARDWOOD FLOOR PROCESS

It really depends on the shape of your existing hard wood floor and the type of hardwood floor you have installed in your house or apartment. Lets start talking about installing a new hardwood floor like red oak and we will finish it.

- Using a professional floor sander "we use the best one in the flooring industry: the galaxy sander machine" using the floor sander with 36 grit sand paper we will run the machine on the entirely hardwood floor for the first cut. When we finish it, we change the sand paper to grit 80 and run it again. lastly we will change it to grit 120 sand paper

On all edges that our big machine can't get we will use the edger sanding machine with a 60, 80 and 120 grit sand paper. We will also use a hand scraper to scrape spots that we can't do with the machines and we also we use it to scraping the steps and risers.

Now it's time to work with a professional buffer and for this work we will use a screen grit 80 and 100. When we finish to buff all hardwood floors we will vacuum and clean all hardwood floor. This part is really important, if you leave any wood floor dust or anything it will be covered by the layers of staining and polyurethane oil based or water based.

After we have the entirely hardwood floor cleaned and vacuumed it's time to seal your new hardwood floor. We will apply one coat of sealer on all your wood floors surface and after 45 minutes it will be probably dried.

Now it's time to buff your floors again, but this time we will use a buffer screen grit 150. When we are finished with this, we will clean the hardwood floor again and we will apply another coat of sealer for better results and wait till is complete dry.

Now is time to choose water based or oil based polyurethane. We will follow with the oil based polyurethane and if we apply our first coat of oil based, We will need to wait about 15 hours or until all hardwood floor is dried. For the second coat we will repeat the buffing process and clean the floors again so we can apply our second coat of polyurethane. When the wood floor is dried, we will apply our last and third coat on your hardwood floor. Now we need to wait more 24 hours so the floors is complete dried, then we can move all your stuff and furniture back on.

For many years we have been doing refinishing hardwood floor, we can tell you that, if you apply 1 coat of sealer and 2 coats of oil based polyurethane your floors will be very well sanded and finished too. You will have a very nice results on your hardwood floor

The sanding work that we have outlined above is when you have the time to get it done, as it will take about 4 days to have all work completed like we have described.

What we have done also is doing the same work but steady of oil based polyurethane we can do all this refinishing hardwood floor with Water Based Polyurethane, what will have to change is the amount of coats we will have to apply. To get good results with the water based polyurethane ,we will have to apply around 4 to 5 coats of water based, but this is been used a lot nowadays. Water based polyurethane has no smell at all. It takes about 30 to 45 minutes to dry in between coats. It means that we can have most of the refinishing hardwood floor done in one single day.

It helps also when you have furniture inside of the house or apartment and you don't know where you can store it. We can move all the furniture out of one or two rooms and have that space all sanded and finished and when we end with that we can move the furniture back to its place and refinish the hardwood floor on the other rooms. As you can see, water based polyurethane can help and can save you a lot of money. We have to say also that the water based is a little more expensive than the oil based polyurethane but in the end of all refinishing wood work it becomes a lot cheaper than have to move out all the furniture from your house or apartment and pay a storage to have all your furniture moved to there and moved back, also we can do a better price because we will not have to go to your flooring job for 3 or 4 days. What to use,water based polyurethane or oil based?

Water-based polyurethanes provide a clear finish and have low odor. You can re-coat them in two hours and clean your tools with water. If you start early enough in the day, you can apply the recommended four coats and sleep in the room that night.

Oil-based polyurethanes leave an amber glow and require fewer coats. But the five-hour wait between coats and 12-hour wait after the last coat will put a bedroom out of commission for a few days—and you’ll have to put up with a strong odor.

We’re installing tongue-and-groove maple flooring in our newly remodeled master bedroom. We love the natural look of the maple but want a finish that will protect it. Is water- or oil-based polyurethane better?

Both offer good protection; the biggest difference is in appearance. If you love the natural look of maple, apply a water-based (water-borne) polyurethane. They appear milky in the can, but go on clear and remain clear. They’ll slightly accent the character of your wood without giving it the amber tint of an oil-based poly. (However, some woods, like the oak shown, cry out for that amber tint.) Water-based finishes dry fast— most within two hours—so you can apply several coats in a day and use the room that night. They have minimal odor and clean up with water too.

But water-based polys have their tradeoffs. They cost twice as much as oil-based polys. They won’t give wood the rich glow that oil-based polys impart; some even consider them cold looking. When I applied waterborne poly recently, I found that it went on so clear I had to use a bottle cap to mark each 8-in. wide swath of finish as I went.

Most water-based polys contain only 30 to 35 percent solids, compared with the 45 to 50 percent solids in oil-based products. Since these solids create the protective finish, you need to apply four coats, as opposed to two or three. And you may need to apply additional coats every two years or so.

There’s debate over which finish is harder, but some experts maintain that hardness isn’t necessarily a good attribute of a floor finish. You want a finish that will flex along with the floor. And a super-hard finish shows scratches more readily.

Instructions On Refinishing Hardwood Floor

If you are the proud owner of wooden floors then you must be aware that if you take care of them properly then they can last years but this is usually not the case for the finish. Bringing your floor to look new again in most instances will involve sanding it down so that you can take off the entire top layer, re-staining it then glossing it again. This process can only be performed a few times on wood so if you can avoid sanding the wood. Refinishing hardwood floor is an important process.

If the layers on your floor are worn out but the screen looks like it is alright then you may opt to screen the floor. You do this by taking out the gloss on the wood and it is usually easy to do. This will ensure that you use the floors for years to come.

You will need to acquire a floor buffer to do this job. You may opt to hire one to cut down the expenses. Fit it with the heaviest screening pad you have and start to buff the floors while running the machine along the grain of the boards. You should head towards all the edges and carefully scrape off the top layer and then screen it and vacuum it well.

Remove the heavy buffer and replace it with a smoother one (medium). Work your way over the floors again just like you did before. This will ensure that no gloss remains on the floors and you should follow this by a thorough vacuum over the entire area.

Take out the midpoint buffer and put on the finest buffer you have so that the 3rd and final buff will be on a finer scale. Follow it up by thoroughly cleaning and vacuuming the entire area. This will yield a dull wooden floors since you will have completely taken off the gloss. But the stain that was there will not be affected.

Be sure that you have the sufficient amount of polyurethane for the job at hand. This will ensure that you retain your momentum once you start and not have to rush to the shops to get it. Start with those areas that are far away from the exit and pour it on the boards in adequate amounts.

The applicator should be put in the gloss, pull it rearwards and run it over the wooden boards. You should then go through the entire process a second time and take more care. Leave the area for about 8-10 hours to dry well.

Wait until the gloss dries up and then buff it using fine sandpaper and do not use too much pressure. You will sand it until the gloss dulls up and the shine is reduced. Pass a vacuum over the whole area to clean it up. After vacuuming, apply a second coat of polyurethane in the same way as before and dry it up. Go over it again sanding it by hand and vacuum again.

You will also need to apply a 3rd coat of polyurethane so that you have the finest finish possible on your floors. Do not go in the areas you have worked on for at least 48 hours so that you do not spoil all the hard work that you have done on the floors. The main objective for doing all that hard work was to ensure your floors are sparkling. The process of refinishing hardwood floor is obviously an important one.
